Start with the question, then choose the measure
To compare today’s advertised options, use similar available homes and inspect inclusions. To understand occupied-stock rent or vacancy, use a survey designed to measure it. Neither a listing disappearing nor a reduction in the number of ads proves that a home was rented, or at what final price.
Use Azyba’s original sample with its limits
Our daily snapshot summarizes eligible published partner listings. City groups require at least 20 homes across five buildings; published bedroom/type segments require at least ten homes across three buildings. The page shows its timestamp and source mix. This is a listing sample, not a census of all homes, signed leases or a representative vacancy survey.
Make research reproducible and useful
For every published result, keep the collection window, eligibility rule, denominator, missing-answer treatment and calculation. If you change a question or source, mark the break instead of presenting an uninterrupted trend. A repeatable method is more useful than a precise-looking number with no provenance.

Is the Azyba median the rent paid by all tenants?
No. It describes qualifying advertised homes in the snapshot. Existing tenants, unadvertised homes, concessions and final negotiated rents are not fully observed.
