Plan a rental unit before you build

A promising rental idea needs more than an attractive asking rent. Establish what can be built, what it costs to deliver and how the finished home will operate. This roadmap is a preparation tool for conversations with your municipality, qualified designers, builders and financing advisers.

Compare homes that solve the same need

Define the intended unit: bedrooms, access, storage, outdoor space, utilities and transport. Compare genuinely similar homes and keep a range of asking rents. A citywide median is context, not a rent promise for a particular basement, garden suite or new apartment.

Resolve site and approval questions early

Make a written question list for the local planning and building offices: permitted use, unit count, access, servicing, drawings, inspections and any occupancy conditions. Rules and approvals are address-specific. A rental listing, a neighbour’s project or an online calculator is not evidence that your proposal is approved.

Budget through the first occupied year

Include professional fees, approvals, construction, contingency, carrying costs, furnishing if applicable and an operating reserve. Keep the completion date separate from the first paid month. Run a downside scenario with a later opening and lower collected rent, then document what would make you pause or redesign the project.
