How to read these figures
We use imported listings that are eligible for publication after source freshness checks and known unit deduplication. A source must have verified a listing within the previous 72 hours. Matching removes known duplicates, but differently described adverts can still refer to the same home. This is a convenience sample, not a representative survey.
- Coverage currently includes qualifying cities in Quebec, Ontario and Alberta. We group equivalent city spellings by a normalized name within each province; borough names can remain separate. Sources have uneven coverage, so cities should not be ranked against one another.
- We include apartments/condos and houses/townhouses with 0–6 bedrooms and a monthly asking rent between $300 and $20,000 CAD. These are data-quality boundaries, not a claim that other rents are invalid. Rooms, unknown home types, plex categories and incomplete records are excluded. Weekly prices use the importer’s monthly equivalent.
- A city needs at least 20 eligible listings across 5 building identities. A price row needs at least 10 listings across 3 building identities. Counts refer to listing records, which may describe a unit layout rather than a uniquely available home. Small groups are omitted; city totals may exceed the sum of visible rows.
- The median is the middle asking price. The middle 50% runs from the 25th to the 75th percentile, rounded to the nearest dollar. Each eligible listing has equal weight; buildings with many listings can influence the result. These ranges are not confidence intervals.
- Utilities, furnished status, lease length, incentives and condition can differ. We do not infer vacancy rates, affordability, rent growth or future prices from this snapshot. Compare similar homes and confirm the full monthly cost with the lister.
