Compare the same rental period
Start with the advertised payment period. A weekly price and a monthly price are not directly comparable. As a budgeting estimate, multiply weekly rent by 52 and divide by 12 to compare it with a monthly amount; this is not a substitute for the payment schedule in the proposed lease. Record the original advertised amount and its period alongside the estimate.

Make inclusions explicit
Create separate rows for electricity, heating, water, internet, parking, laundry and storage. Mark each item as included, extra or unknown. Ask the lister to confirm unknowns. If a cost varies with usage, use an estimate and label it as an estimate rather than adding it as a fixed fee.

Compare usable space and location
Square footage helps only when it is available and measured consistently. Use room dimensions, layout and storage to judge whether the unit works for you. Then compare your real commute, errands and access requirements. A listing with more floor area may still have less usable space for your furniture or work setup.

Keep a shortlist you can verify
Give each home one row in your comparison sheet: address, rent period, included services, estimated extras, available date, viewing notes and unanswered questions. Recheck availability with the lister before committing to next steps. Save promising listings, but treat the live listing and the lister’s confirmation as more current than an old screenshot.
