Your next move, with clearer numbers

Understand your home’s price context.

Compare actual sold prices, put differences in perspective, and prepare a more informed conversation about your listing.

Build your comparison

Use recent, verified sold prices for similar homes in the same area. Asking prices are not sold prices. Enter at least two comparisons.

Make the comparisons meaningful.

01

Match the home

Look for the same property type, a similar neighbourhood, comparable interior size and a recent sale date. A condo and a detached home are rarely useful substitutes.

02

Record the differences

Condition, lot size, parking, condo fees, renovations and sale terms can explain price differences. Keep these notes beside the numbers instead of applying a made-up adjustment.

03

Validate before listing

The displayed range is the lowest to highest price-per-square-foot result from your inputs. Ask a local professional to review the evidence and your selling timeline.

Assumptions and sources

Only the sold prices and areas you enter are used. Each comparable’s sold price is divided by its interior area, then multiplied by your home’s area. The range uses the minimum and maximum of those results; the central indication uses their median. No live sold-price database, automated condition assessment or neighbourhood adjustment is included. A small or inconsistent comparison set can give a misleading range.
