How the estimate works

Daily scheduled rent = monthly rent × 12 ÷ 365. Foregone rent = daily scheduled rent × empty days. Total = foregone rent + one-time turnover costs. This annualized model is not a contractual rent-proration method.

Worked example

At $2,200 per month, 30 empty days represent $2,169.86 of foregone rent. With $500 in turnover costs, the estimate is $2,669.86.

This is a scenario, not a vacancy forecast or rent guarantee. It excludes financing, taxes and ongoing expenses unless you account for them separately. Do not add the same turnover cost twice.
